Ennismore and Central Group Capital have signed a deal to bring Rixos Water World Phuket to Thailand, marking the brand’s first all-inclusive resort in the country. The property, which is already under Ennismore management, is due to reopen in early 2028 after a major renovation, according to the companies. It will add to Rixos’s growing Asian pipeline, alongside the planned Rixos Phu Quoc Vietnam opening later this year.

The resort will be set on Mai Khao in Phuket’s Thalang District, a quieter stretch of coastline in the island’s north-west, while still within reach of Patong, Bang Tao and Old Phuket Town. For travellers, that location suggests a mix of beach escape and easy access to Phuket’s better-known dining, shopping and nightlife areas. The brand is positioning the hotel around Turkish-inspired hospitality, family appeal and a lively all-inclusive format aimed at guests who want activities as well as relaxation.

According to the announcement, the property will have more than 600 rooms and villas, five food and drink venues and a large waterpark at its centre. That makes it one of the biggest resort projects on the island and points to a holiday model built around convenience: guests will be able to move between pools, beach areas, sports facilities, wellness experiences and evening entertainment without leaving the grounds.

Dining will be a major part of the offer, with all-day restaurants, speciality venues and more informal beachfront options planned, serving Thai, Asian, Italian and Latin American influences. The resort will also cater to families with a kids’ club and a separate teens’ club, while adults will have access to a spa inspired by Rixos’s Turkish roots, a gym, sports courts and outdoor training spaces. Evenings are expected to feature live music and performances, adding to the resort-style atmosphere.

François Baudin, chief business officer for Rixos and the ALL Inclusive Collection, said the opening would introduce the brand’s experience-led approach to a new audience in Thailand. Soravit Chairoj, managing partner and co-head of Central Group Capital, said Phuket remains one of Asia’s strongest long-term tourism markets and that the new resort should broaden the island’s appeal to families and overseas visitors looking for a fuller all-in-one stay.
